Buying a Home in a Subdivision

If you are thinking about buying a home in a subdivision, it’s probable that you’ll be stepping into membership in a Homeowners Association (HOA), a non-profit organization that will govern your community. You will be a citizen of a small government. You will be subject to its Rules and Regulations and its Restrictions, its By-Laws and its Articles.

As in any government, you should know as much about the system of governance as you can. You need to know what it can do for you and what it expects of you. You need to know it will cost you and other things it will require of you. It is very important that you read the documents that control your membership. Before you buy, you should read these governing documents very carefully and learn as much about the operation of this small government as you can.

You may find that the leaders are very fair and balanced in their efforts for the HOA or you may find that they are self-serving and dominating or that they don’t do their jobs. You may find that the rules are very fair and balanced or you may find them to be one-sided and controlling.

Actually, the best one to determine if any particular subdivision is for you is you. You need to do your own investigation. Only you can make the determination. Everyone is entitled to his or her own persuasions of what they want their subdivision to be and you have yours. Talk with some of the owners. Ask about the officers of the HOA and how they conduct their duties. Learn the temperament of the community and discover just how you and your family would fit in. An HOA should be more than a small government; it should be almost an expanded family that can provide support, security, and happiness to you and your family.

You may find just that you are in a great community that makes that great home you’ve found even greater. OR, you may find that the HOA makes you wish you had bought that other little house right next to the railroad tracks.

A little personal homework on the HOA is very important to you and your family, before you jump into that house of your dreams.
